Home and Condo Purchase Inspections
A thorough, unbiased evaluation of the home’s major systems and components (structure, roof, HVAC, plumbing, electrical, and more) to identify safety issues, defects, and maintenance needs.
New Home and Condo Construction Inspections
For newly built homes to verify workmanship and proper operation of major systems (roof, electric, HVAC, plumbing). 11 month warranty inspections also provided.
Pre-listing Inspections for Selling Homeowners
A seller‑focused inspection to identify and document defects or maintenance items before listing.
Insurance Inspections
We provide 4 Point and Wind Mitigation state reports typically required in Florida by Insurers. These can be provided as a stand-alone service or as part of your home inspection.
Pool Inspections
A comprehensive inspection of the pool, spa, and associated equipment to assess finish, circulation and filtration systems, heaters, pumps, filters, timers, safety features (fencing, gates, covers), drains/anti‑entrapment devices, and visible plumbing/electrical.
Termite/WDO Inspections
A visual inspection for wood‑destroying organisms (termites, carpenter ants, wood‑destroying beetles, and other WDO) and conditions conducive to infestation (wood‑to‑soil contact, moisture, damaged wood, leaks). Includes inspection of accessible interior and exterior areas, crawlspaces, attics, decks, and outbuildings
Sewer Scopes
A video inspection of the home’s main sewer/drain line using a professional camera to evaluate pipe condition, blockages, root intrusion, breaks, offsets, bellies/sags, material type, and connection to the municipal line or septic. Includes live/recorded video, still images, and a clear written report with location of issues, severity, recommended repairs (cleaning, root removal, pipe lining or replacement)
Septic Inspections
A visual and functional evaluation of the septic tank, pump chamber, distribution box, and drainfield to assess tank condition, scum/sludge levels, effluent flow, pump/float operation, alarm function, and visible leaks or odors. Includes a clear report with recommended maintenance (pumping schedule), repair or replacement options.
Dock and Seawall Inspections
Dock and Seawall Inspections
A targeted inspection of docks, pilings, decking, railings, hardware, boat lifts, seawalls, bulkheads, and adjacent shoreline conditions. Includes assessment of structural integrity, corrosion/rot, scour/undermining, settlement, cracks, out‑of‑plumb conditions, connection points, visible marine borer or wood deterioration, and condition of associated mechanical/electrical components (ladders, cleats, lighting).
